How We Inspect Buildings and Roofs by Drone

Pre-Flight Planning

We review building drawings and any previous inspection reports before arriving on site. Airspace is checked and notified if required. Access for the drone operator is all that is needed – there is no requirement for roof access, cherry pickers, or scaffold erection.

Systematic Aerial Survey

Depending on building size and complexity, we deploy the DJI Matrice 4 Enterprise or DJI Matrice 350 RTK to capture a planned grid of overhead and oblique images of the entire roof and upper facade. The Matrice 4 Enterprise combines a high-resolution wide-angle camera with a 56× zoom and radiometric thermal sensor in a single compact airframe – ideal for urban inspections where a smaller, quieter platform reduces disruption. For larger commercial buildings, the Matrice 350 RTK carries the Zenmuse H30T multi-sensor payload for simultaneous visual, zoom, thermal, and laser rangefinder capture.

Close-Range Detail Capture

Where defects are identified during the systematic pass, we fly in close at 3–5m for high-resolution documentation. Cracks, blistering, failed laps, lead flashings, and ridge details are all captured at sufficient resolution to allow defect classification and scope of works assessment.

Defect Report & Priority List

You receive an annotated image report with every identified defect numbered, located on an overhead plan, and classified by severity (immediate, short-term, monitor). When You Still Need a Surveyor on the Roof

A drone inspection tells you what is there and where it is. It cannot tell you the depth of a defect, the condition underneath a membrane, or the remaining service life of a flat roof built-up system. For anything beyond visual and thermal assessment, a qualified surveyor or roofing contractor needs to physically access the roof to carry out a detailed investigation.

We are transparent about this because we have seen clients receive inflated drone inspection reports that recommend immediate replacement of roofs that have many years of serviceable life left. Our reports grade severity honestly. Not every crack is an emergency.
