Why use this template

Traditional roof inspections on warehouses, office blocks and industrial sheds are expensive, slow and dangerous. A drone inspection removes the access cost and the working-at-height risk, but only if the scope of works tells the operator what to look for. This template gives you a one-page brief you can hand to any competent EASA Specific Category operator in Ireland.

1. Building identification

  • Site name and address
  • Building type: flat, pitched, mono-pitch, multi-span, industrial
  • Primary roof material: single-ply, built-up felt, slate, tile, metal profile, asbestos
  • Approximate plan area (m²)
  • Building age and last major roof intervention
  • Access constraints and exclusion zones

2. Inspection objectives

  • Overall condition assessment for insurance or disposal
  • Pre-tender survey for a planned re-roof
  • Post-storm damage report
  • Rainwater system, gutter and downpipe inspection
  • Mechanical plant and rooftop asset register
  • Solar PV feasibility assessment

3. Capture requirements

  • RGB capture at minimum 2 cm/pixel GSD
  • Thermal capture (optional) for flat roofs with suspected moisture ingress
  • Oblique imagery of every facade and roof slope
  • Close-range inspection of flashings, penetrations, ridges, valleys and parapet upstands
  • Full orthomosaic for plan reference
  • Coordinate system: Irish Transverse Mercator

5. Deliverables

  • Orthomosaic plan of the complete roof area
  • Defect register (PDF and CSV) with priority, location, photo, action
  • Interactive 3D model for management review (optional)
  • Annotated fly-through video for tender briefings (optional)
  • Data archive of all raw imagery for contemporaneous record
  • Summary dashboard: defect counts by priority, estimated remedial cost range

6. Operator requirements

  • EASA Specific Category authorised operator with valid IAA registration
  • Public liability insurance minimum €13 million
  • Experience on similar building typology
  • Chief Remote Pilot to sign off the final report
